Steps to apply for a Vacation Rental Certificate:

  2. Email the completed form to vcationrentals@gov.bm or submit by hand to the Tourism Regulation & Policy Unit at 31 Richmond Road, Pembroke, HM 08.
  3. If your vacation rental unit meets the standard requirements upon review, your vacation rental certificate will be issued within 21 days. Please note that the Tourism Regulation & Policy Unit reserves the right to inspect vacation rental units as required.

How to apply for a Vacation Rental (Rent Control) Certificate

If the ARV of your vacation rental unit is below $22, 800:

  1. Complete the Vacation Rental (Rent Control) Application form on legal (8 ½” by 14”) size paper.
  2. Email the completed form to consumers@gov.bm or submit by hand to the Department of Consumer Affairs at the D. Rego Building, 3rd Floor, 75 Reid Street, Hamilton.
  3. If your vacation rental unit meets the standard requirements upon review, your vacation rental (rent control) certificate will be issued within 21 days.

Please note that the Department of Consumer Affairs reserves the right to inspect vacation rental units as required.

FAQ

  1. What is the registration deadline?

Vacation rental certificates are valid from September 1st until August 31st.

Applications for renewal certificates can be submitted prior to September 1st.

New applications can be submitted as required.

2. How do I know if my property falls under rent control?

Properties with an ARV of less than $22,800 fall under rent control.

The Land Valuation website provides the ARV of a property as listed by the address or assessment number – www.landvaluation.bm                      

Properties which fall under rent control should apply to the Department of Consumer Affairs for a vacation rental (rent control) certificate.

3. How do I remit the 4.5% Vacation Rental Fee to the Bermuda Tourism Authority?

For vacation rental properties listed on Airbnb, the 4.5% vacation rental fee is collected and remitted directly to the Bermuda Tourism Authority.

Effective February 1, 2026, the same arrangement will be provided to vacation rental properties listed on VRBO for bookings made after January 31, 2026.

For non-Airbnb and VRBO listings, the 4.5% vacation rental fee must be collected and remitted directly to the Bermuda Tourism Authority by the property owner, manager or agent. This is done via a BTA Connect account secured from https://www.gotobermuda.com/bta-connect .

Properties not listed on Airbnb nor VRBO are responsible for collecting the 4.5% vacation rental fee from the guest at the time payment is made. This fee is remitted to the BTA on a monthly basis. Payments can be made online or in person using a credit/debit card. The BTA offices are located at 22 Church Street, Hamilton – Penthouse Level.
